The Villa
Villa Verità boasts a rich history dating back to the 13th century, with exquisite architecture typical of the Venetian countryside. In subsequent centuries, the buildings underwent various extensions due to the succession of different lineages: the Verità, Gonzaga, Malaspina, Cavalli, Rongoni, Spolverini and Bevilacqua families. Count Bresciani was the last owner before the current one.
The villa is currently in a state of disrepair: it is fenced off and ready to be renovated. It requires urgent maintenance and comprehensive restoration work, paired with a new use compatible with the historical-artistic constraints protecting it.
Villa Verità is located in Concamarise, in the province of Verona (Italy), about 30 km from Verona's Catullo Airport and the VR-Sud motorway exit. The address is Via Piazza 14 — Concamarise (VR) 37050. The provincial road runs alongside three sides of the property and is 20 km from the 434 Transpolesana expressway.
The estate spans 10 hectares of land, entirely enclosed by centuries-old walls over two metres high, with four vehicle entrances. It is divided into 4 hectares of centuries-old parkland with a lake and annexed buildings totalling over 4,000 sqm spread mainly across two levels; the remaining 6 hectares are agricultural land.

The Villa Verità project aims to enhance a prestigious asset through an innovative and sustainable approach. In line with the objectives of Italy's National Recovery and Resilience Plan (P.N.R.R.), the project focuses on: Ecological Transition, Digitalisation and Sustainable Tourism — three pillars that provide access to specific public funding streams.
Project
The project involves the conservative restoration of the main buildings (the manor villa and the Villa del Colono), the enhancement of the centuries-old park with nature trails and educational areas, the reuse of agricultural land for activities complementary to the new use, and the creation of a public garden with parking accessible to the community.
We currently have a digitised survey of the buildings, from which photorealistic renderings have been developed. We are not tied to any architecture or engineering firm, so the future investor has full discretion in choosing the design team and shaping the project.
Constraints
Villa Verità is a heritage asset of historical and artistic value, protected by the Archaeology, Fine Arts and Landscape Heritage Authority (S.B.A.P.). Any restoration work or modification must be approved by this body to ensure the architectural character and cultural value of the property are respected. Approval from the Heritage Authority is therefore a key stage in implementing the project.
The Villa Verità project focuses on developing the existing agricultural land while retaining its original use. However, should specific project needs require it, the possibility of converting some areas from agricultural to buildable land will be evaluated, in agreement with the Municipal Administration and in full compliance with current regulations, with the aim of minimising environmental impact.
The buildings and the park, with the exception of the Villa del Colono, are subject to the constraint regulated by the S.B.A.P. The 6 hectares of agricultural land, on the other hand, are excluded from the historical-artistic constraint. This means the main structures must be restored conservatively, while the agricultural areas offer greater design flexibility.
